Renters

Searching for an apartment can be stressful, and time consuming.  Competition in Toronto for the most desirable units is extremely high, and your competence must be exhibited in the best possible way.  Landlords will appreciate, and give you preferential treatment if you are prepared.

I'm aggressive, but professional with landlords, because I understand what they seek in tenants, and how they typically choose candidates for their apartments.

 

Document preparation is extremely important, and will give you the best chance to obtain the apartment of your dreams in this tough market.

Here's what you should prepare in this process:

To be submitted WITH offer:

 

  • Photo ID.

  • Credit score. Equifax.ca and Creditkarma will offer this instantly.

  • Offer agreement. We will do this together.

  • Application form. We will do this together, but it may require information that you do not have in memory. (References)

  • FULLY EMPLOYED: Proof of income. Either: Pay stub, official letter from HR department, or bank statement with ample resources should suffice.

  • STUDENTS, OR UNSTABLE INCOME: Guarantor letter of intent stating that they will financially responsible for the payment of rent.

  • STUDENTS, OR UNSTABLE INCOME: Guarantor proof of income. Either: Pay stub, official letter from HR department, or bank statement with ample resources should suffice.

  • STUDENTS: Proof of student status. This can be your letter of acceptance to university, or just your student card.

  • INTERNATIONALS: Passport and student/work VISA.

 

To be submitted AFTER ACCEPTANCE of offer:

  • First and last month's rent up front in certified cheque, bank draft, or wire transfer. This must be given within 24 hours of ACCEPTANCE of the offer.

  • Landlords typically request post-dated cheques for the remaining months of the term. Ensure, that your blank cheques are handy.

  • Tenant insurance to ensure that your personal property is covered from liability which may arise from living there. Some landlords are insistent that you buy this, but some are not. Be prepared for either possibility
